June Homeowner Maintenance Tips: Advice for new and season homeowner to maintain their homes.

Baltimore MD: Summer is finally upon us. After a full BOATLOAD of rain, we can get back on our monthly maintenance tips. Taking care of your home is important and missed tasks can cause future problems. It is important to stay on top of regular chores in order to prevent problems and that is what we hope you get from our monthly tips.

1. Replace Air Filters
Replacing your air filters should be done every 2 months. It is extremely important during the summer to help with pollen. During the humid days, it can also reduce the amount of mold spores that could spread through your duct system.


2. Check Summer Emergency Storm Kit
 Not at intricate as your winter survival kit, summer emergency packs should focus on comfort and safety (whereas winter assumes you might be stuck at home, in summer you are never trapped). Items to keep on hand include water, fans, battery powered radio, extra water, canned food, flashlight/ candles, extra batteries, sunblock (during the day- a shade tree might be better than indoors, you still need sunblock).

3. Edge/ Trim Sidewalks

Vegetation growth over your sidewalk is more than an eyesore. It can damage asphalt and planning 2 solid trims per year can save on future headaches. Plan to use your weed trimmer and shovel when required.

4. Inspect Crawl Spaces, Attic, and Foundation

Now is the best time to check you crawl space. With the amount of rain in the past few days, any small issues are certain to be amplified right now. You want to look for any signs of standing water, damaged insulation, condensation, mold, or critters. Make sure you have good air flow. Mark any areas of concern with sidewalk chalk and take pictures so you can reference this in the future.

5. Seal Driveway

Asphalt sealing is starting to hit the busy season. Get an estimate now to make sure you can get on this year's schedule. Sealing should be done every 5 years MAX. We have previously published information on how to tell when it is time to seal. Check that out here.


6. Double Check Pool Fences and Locks.

This is a safety issue and if you have a pool, don't skimp on this. Dedicate a solid half hour to walk the entire perimeter. Check all locks and your fence. Don't wait for someone to notice an issue because that point might be too late.  Then, enjoy a swim!
