Homeseller home improvement payment options explained

(Baltimore, MD) If you think getting your home ready for Thanksgiving Dinner is stressful, have you tried getting your home ready for sale? This is why we created Settle Rite. Using my 25+ years experience of preparing homes for market, we designed a service that takes the stress out of home improvement and prepping your home for sale (or performing repairs based on home inspection reports). One of our main features is our deferred payment program (currently available in Maryland, expanding to other states soon). Here is a rundown of when/ how Settle Rite can help.
First: All of Settle Rite’s services offer deferred payment options, with nothing due until closing or settlement of your home. There are no finance charges/ fees and when you get an estimate, your flat rate is provided up front. Plus, we know you are likely buying a new home so there are no credit checks which might negatively impact your credit score.
1. Pre-Market Renovations: This program is designed to prepare your home for sale and marketing. We look for 2 things. First, any items a seller may notice that would impact the value of their offer and would reduce, or add value (e.g. flaking paint, old appliances, broken items). Second, we look for repairs which might be less expensive to fix up front. A good example of this is something like replacing a fan. During a home inspection, the inspector will say to hire a licensed electrician which will cost more than pre-inspection, when you can hire a licenesed handyman perfectly capable of completing this task for half the price. We wrote about this on a previous blog (Homeseller tip). Next, we do partial renovation. For most homes, there is not reason to perform a $150k makeover like some companies propose. Based on my experience, I bet we can add the same value for a fraction of the cost. There are some qualification you have to meet, which include:
- Home be listed for sale with a licensed agent
- Must verify equity in home.
- Depending on project size, there are some limitations on jobs we can take on.
2. Repairs for Home Inspection: Our 2nd program helps homesellers respond to request made by the homebuyers, post home inspection. You do not want to give concessions, they re-open negotiations and can be costly, also bringing on a host of other issues.
For this program, the qualification include:
- Home must be under contract
- Buyer must have proof of funding availability
- Repairs limited to $10k
- Settlement must be scheduled within 1 month of work being performed.
